BUILDING SUPERINTENDENT - LIVE IN

Pertinent Details: Ontario’s 2nd highest condominium and commercial complex boasting 31 floors, is looking for a “live in” Building Superintendent that is capable of small renovations, minor mechanical/electrical/plumbing maintenance calls and is otherwise very handy all the way around.

Compensation: $55K + benefits (co-pay)

  • Discounted rent (by half - over $10,000 / year in rental savings) for a newly renovated and updated 2 bedroom suite with a very large balcony on the 5th floor where the amenities are
  • Overtime pay for all emergency calls outside of normal working hours.
  • All equipment, tools and uniform (including safety boots) will be provided and/or paid.
  • Any safety training will be fully paid for.

Location: Downtown Windsor, ON - Park Street

Job Description:

The Superintendent works under the direction of the Property Manager and/or Operations Manager.

The key responsibilities include but not limited to:

  • Performing various building maintenance and repairs (electrical, mechanical, plumbing, carpentry, plaster/drywall, paint and general)
  • Respond after business hours & weekend emergency calls (on a rotational basis)
  • Perform general cleaning, landscaping and snow removal where service are met or performed by contractor
  • Processing, completing work orders and returning closed work orders
  • Garbage tin removal to proper pick up area as directed
  • Administration of spare parts and supplies
  • Garbage removal, repairs and cleaning of vacant units.
  • Pool (salt water) and spa maintenance
  • On duty every second weekend and every other night

Qualifications:

To succeed in this role, the candidate must process the following combination of education, experience and skills:

  • High school education at minimum. Additional education or trades courses an asset.
  • Minimum five (5) years building maintenance experience or small renovations and handyman experience.
  • Demonstrated basic carpentry, electrical and plumbing skills.
  • Knowledge and expertise with hand and power tools.
  • Ability to work outdoors, lift up to 25 lbs and work at heights on ladders.
  • Maintain confidentiality, tact and diplomacy as well as positive attitude and effective interpersonal skills
  • Ability to work independently and as a member as a team
  • Have a valid G drivers licence
  • Basic computer literacy is a must (MS Word , Excel)
