Our client; Avila Investments Ltd., in the Guelph, Kitchener, Waterloo, Cambridge, and Georgetown area is looking for a Property Maintenance Technician to join their team. As a Property Maintenance Technician. The main focus is to complete day-to-day maintenance repairs, to a high standard, contributing to the overall customer satisfaction of our residents and tenants. The successful candidate must have a vehicle and all tools in order to complete work orders on various sites owned by the client. Experience in several areas of specialty is valued due to the variety of work orders needed to be completed. This person must conduct themselves in a professional manner as they will be acting as a representative for the company. They must be courteous if dealing with property owners/managers, subcontractors, co-workers or tenants.


A high level of communication is necessary including verbally and via email/messaging. Finally, the candidate must successfully complete a Police Records Check and disclose any convictions, charges, restraining orders, probation orders and/or warrants during the course of employment that affect in any way the clear Police Records Check.


Key Responsibilities:

  • Performs general preventive maintenance and corrective repair of buildings, industrial systems, equipment and grounds. Working independently or under close supervision, assists in monitoring building system operations and performance.
  • Complete assigned tasks and work orders
  • Performing repairs to rental properties as needed, during occupancy and during the transition of residents from units (turnovers);
  • Complete renovations on buildings/units including:
    • Drywall
    • Countertop installation
    • Flooring/Tiling
    • Carpentry
    • Painting
    • Masonry
    • Stucco
    • Concrete
  • Assists with troubleshooting and repairs of buildings and installed systems to include: plumbing systems, kitchen equipment, roofs, drains, HVAC, garbage chutes and compactor, etc.
  • Monitoring and operation of the Building Automation System (BAS)
  • Accurately track materials used and hours worked
  • Document job progress with photos and detailed descriptions
  • Keep work site clean and organized at all times
  • Taking initiative when corrective action is necessary and removing any identified hazards
  • Able to complete tasks in timely fashion on your own initiative
  • Landscaping duties as required
  • Class G2 license with a clean driving abstract a must
  • Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
  • Performs assigned day-to-day repairs, emergency and preventive maintenance.
  • Maintains lighting systems throughout the facility, life safety systems, replacing bulbs and lamps as needed
  • Locksmith tasks as needed.
  • Responds quickly to emergency situations, summoning additional assistance as needed.
  • Maintaining general upkeep of the properties to ensure all amenities are in good working order and operating to the satisfaction of our residents
  • Handling keys and FOB’s to access a number of properties
  • Work effectively independently or within a small team
  • Other duties as assigned at various properties and locations
