Job Description Summary

This portfolio manages a wide range of properties for multiple clients throughout Southwest Ontario. Properties include industrial and retail with a focus on growth and expansion.

The position of Property Manager is responsible for all aspects of the property management program including daily operations, assisting with Leasing, overseeing a team of building operators and all related reporting.

Job Description

  • Prepares, monitors and controls the annual Operating Budgets to ensure that resources are utilized effectively, and operational needs and objectives are met.
  • Manage capital planning through ongoing reviews of the buildings and all related equipment and improvements to reduce the owners’ exposure to irregular cash requirements.
  • Management of administrative and operations personnel;
  • Ensure, through management of operations staff, that building systems (HVAC, Life Safety Systems, etc.) within the properties are properly maintained to provide tenants with consistent and high-quality services, all within budget guidelines.
  • Facilitate, track and organize all properties inspections according to the specific schedules (life safety, HVAC, plumbing, roofing, etc.)
  • Be responsible for preparation, tendering and administration of service contracts.
  • Be responsible for managing projects (getting quotes, tendering, review, cost analysis, working with contractors, projects cost tracking, scheduling, permits tracking).
  • Develop relationships with municipal and provincial persons and be the properties’ representative on appropriate committees and organizations.
  • Foster relationships with internally and with local industry professionals and BOMA members to maintain awareness of competitor activity and/or potential assets for purchase.
  • Ensure that all operations are conducted with a view to securing and further developing owners’ investments;
  • Ensure that all personnel are conducting their responsibilities in accordance with company policy and governmental requirements; including applicable Health & Safety legislation.
  • Other duties and projects as required.

SKILLS & EXPERIENCE REQUIRED:

  • Minimum of Three (3) years of property and / or project management experience and relevant postsecondary education is preferred.
  • Strong computer skills. Must be proficient in all Microsoft Office programs – especially Outlook, Excel and Word.
  • Strong ability to time-manage and work with strict reporting deadlines.
  • Ability and willingness to learn and gain functional working knowledge of industry and owner specific software platforms as may be required (SharePoint, Honest Buildings, VTS, MRI, Yardi).
  • Strong attention to detail and organizational skills.
  • Excellent leadership and communication skills; experience in managing a team of building operators.
  • Be self-motivated, diplomatic, innovative, able to accept and calmly manage daily operational challenges.
  • Must be able to provide a clear criminal background check and must be willing to undergo federal government security screenings process.
  • Must have her/his own vehicle and must be willing to travel occasionally
