The Position

VHP is currently seeking a qualified and experienced candidate for the position of Condo & Commercial Property Manager for our Brandon, Manitoba location.

The Condo & Commercial Property Manager is responsible, under the direction of the VP of Operations and Chief Executive Officer, for providing leadership and direction to condo boards within each condo corporation managed by Vionell Holdings. They will act as a liaison between the Board of Directors and the unit owners. The candidate will ensure policies and regulations are adhered to while keeping within all government regulations and laws (under The Condo Act) in order to achieve the established goals of the condominium corporations in their portfolio. The Condo & Commercial Property Manager plays a key role in addressing the concerns and inquiries of condo owners and keeping the lines of communication open between VHP, unit owners and the Board of Directors.

Along with overseeing operations of their assigned condo portfolio, the Condo and Commercial Property Manager will oversee our commercial division with the support of our maintenance team, controller, CEO and VP of Operations. They will conduct periodic inspections of the properties to ensure compliance, ensure lease obligations are fulfilled by both the tenants and the company, facilitate and support maintenance functions of properties, and provide excellent tenant service.

The Condo & Commercial Property Manager will work alongside the other Property Managers within the company. Each Property Manager has their own portfolio of condo corporations that they are responsible for.

Duties

  • Respond to all condo owner communication on behalf of the condo corporation.
  • Ensure compliance in accordance with The Act and each condo corporation's ByLaws.
  • Facilitate and attend regular meetings of the various condo corporation Board of Directors. (Note: some board meetings and AGMs require an evening commitment)
  • Oversee the annual operating budget for each condo corporation with the support of the Controller and present financial statements at each meeting.
  • Negotiate and implement various service contracts, such as snow removal and lawn care.
  • Prepare and provide legal documentation required for the sale of condominiums.
  • Maintain owner information database for each condo corporation.
  • Monitor ongoing issues and enforcement of the rules and regulations of each condominium corporation.
  • Seek and negotiate new property management contracts.
  • Establish and maintain regular office hours and provide adequate coverage after hours, on weekends and on holidays.
  • Regular site visits for both condo corporations and commercial properties.
  • Coordinate and schedule on-site repairs and maintenance such as regularly scheduled HVAC maintenance, elevator operations, fire inspections, etc. for both commercial and condo properties.
  • Ensure tenant compliance with commercial lease terms.
  • Investigate cost reduction opportunities.
  • Provide after-hours maintenance emergency support (in rotation with the other Property Managers)
  • Other duties as assigned

Skills Required

  • Ability to read, understand and apply the Condo Corporation Declaration, By-Laws, Rules, and Regulations.
  • Understand the application of the provincial Condominium Act.
  • Property Manager courses through CCI or Securities Commission would be an asset but not a requirement (VHP offers paid training for any professional development that benefits the employee in their role).
  • Basic financial knowledge and the ability to review financial statements and balance sheets.
  • Ability to work in a multitasked environment.
  • Exceptional organizational skills.
  • Understanding of building maintenance.
  • Exceptional conflict resolution skills.
  • Past experience on a board or committee.

Experience

A minimum of 5 years of experience is required in the property management field (residential, commercial, or condo divisions). Knowledge of commercial real estate and commercial property management would be an asset.

Compensation Package

$50,000 - $60,000 per year depending on experience and qualifications. Bonus opportunities are also available in addition to the salary offered. Pension match of up to 5% of salary earned. Paid vacation time within the first year is also offered.
