Summary

Reporting to the President & CEO, this dynamic individual will fill the position of Director, Asset Management to oversee a Long-Term Care and Retirement portfolio in Ontario and New Brunswick.

This role requires strong analytical and technical abilities and demands fast, but carefully thought-out results. Strong leadership and control of the work process from beginning to end is necessary. The job centers around developing new ideas, systems and technology, and also analyzing and improving on old ones. A high level of expertise is expected and the ability to spot and correct errors is important.

This role will work alongside the current maintenance personnel at each home. The ideal candidate is highly organized with a keen eye for detail, a high degree of common sense and judgment. The successful person will be a self-starter, a strategic thinker and have a great service-oriented attitude that will continue to encourage constant improvement of services and performance. In addition to a strong technical ability, you will have an innovative approach and ability to take on responsibility, communicate clearly and effectively, be organized and work collaboratively with other team members. RESPONSIBILITIES :

Asset Management:

  • Ensure that the homes maintained in optimal condition considering available capital, required regulatory compliance and operating efficiency
  • Act as liaison with internal teams (i.e. Operations, Finance, Development) to establish and execute capital projects
  • Prepare and communicate quarterly and annual reports, budgets, and business plans to senior management and other stakeholders
  • Participate in the acquisition and renovations of new and existing properties
  • Manage the procurement process including purchasing and coordination
  • Collaborate with management to finalize pricing agreements
  • Develop, communicate and monitor standard suite renovation and refresh standards and methods;
  • Development of asset registries, and asset classes and categories.
  • Necessity to create a relationship with contractors and service providers responsible for our homes in the various communities

Overall Property Management:

  • Work in conjunction with the property level teams and other internal divisions and stakeholders to establish the overall direction of property management services for the portfolio
  • Focusing on long range planning, service benchmarking, profitability as well as a focus on energy management and sustainability
  • Ensure leading-edge policies, procedures and best practices are in place for all aspects of the portfolio, including, building operations, , security/life safety, environmental, compliance, due diligence, etc.

Budget and Fiduciary Responsibilities:

  • Develop annual and 5 year maintenance capital expenditure budgets by site
  • Develop and implement long-term capital project plans
  • monitor and report on project and capital budget status;
